Signed a contract with Steve Van Kirk to sell three different properties in September 2023. He promised to list the land as a land sale and a separate listing as a home site. After signing the contract, he never delivered on the home site listing because he said he couldn’t find a builder. There are currently five homes built in the neighborhood and one being framed out. At no point did he contact the HOA to inquire who built the homes or who builds in King and Queen, VA. To name a few builders who do build there and were never contacted by Steve are Wayne Harbin, RCI Builders, LeGault, Walton Construction, and Mitchell Homes.

February 2024, 5 months into our contract, we found out from our HOA that Steve just put out For Sale signs on our properties. He also extended the land markings into our neighbors property.

This is the second agent we dealt with through this office that dropped the ball and can’t even handle basic functions. It took me two months to close on the property when I first purchased it because I couldn’t get a contract with my name on it or completed accurately. I would get contracts with someone else’s name.

When terminating our contract with Steve, he had the audacity to suggest we can keep him and he would drop his commission percentage. He doesn’t deserve any commission. 5 months where we could have sold our properties were wasted and he took advantage of us because we live an hour away from them.

My wife and I had used this real estate office for about 3 days when looking for our first home. The realtor was arguably the most condescending and rudest person we had met. So much so that we had left and found a better office to work with which found us a great home in the heart of Williamsburg.

I've had Mary and Mike Olson lease two rental properties that I own in the Williamsburg area. Each time they filled the unit with a quality tenant. They went above and beyond by helping coordinate replacing carpet in one unit in a very timely fashion, as well as some last minute paint/repair items in another unit. Hoping to acquire another rental in the Williamsburg area soon!

Renting with them for almost a year now. Extremely unhelpful if any repairs needed. Mike Olsen is my property manager and he is one of the least professional people to deal with.I have no cooling in my unit for almost 2 weeks now. He chooses to deal with only one plumbing/HVAc repair vendor who doesnt do emergency repairs. After a lot of going back and forth, one emergency visit was arranged with another plumbing agency who told me a certain part will need to be replaced and Mike will order it. A week later the primary vendor shows up, somehow gets the first floor cooling running and mentions replacing the same part as suggested by the previous vendor for the second floor. Mind you, my bedroom is on the second floor and it is super hot and uncomfortable and when I asked Mike to suggest alternate accomodation/ hotel room until things are repaired, he asked me to “ sleep on the couch on first floor”. It is unbelievable how callous his attitude is. 2 weeks gone and I still have no commitment from his end as to when the HVAC in my bedroom would be repaired. SMH!

I recently used agent Stev Van Kirk to assist me in buying a new home in Toano, VA and to sell my home in Ashland, VA. I cannot imagine a more competent agent. I have purchased five homes in my life was blessed to hook up with Steve. He is a great guy to work with. He has a very good work ethic, is energetic, and knows exactly what he is doing. His qualities take a lot of the stress out of an otherwise stressful situation. If you need an agent, you cannot go wrong with Steve Van Kirk!

We’ve been with Howard Hannah property management for just over 4 years and have had zero problems from our property maintanence, tenants, to getting paid on time. We’ve also been transferred between a couple of different property management agents and they all have exceeded our expectations. Our original property manager is now a full service agent in the office and I have no doubts on the outstanding customer service and capabilities of everyone in the Williamsburg office! When it comes time to list or rental for sale the choice will be easy!

My wife and I decided to start the process of selling our house and we plan to use this company. Last night my family and I decided to take the ferry in Jamestown and realized that the vehicle in front of us was a vehicle from this company with license plate numbers starting at 1054. To make a long story short, the driver of the vehicle “Howard Hanna” forgot to turn off his headlights, one of the ferry employees approaches him and respectfully asks him to turn off his lights. Unfortunately my family and I had to witness how the driver of Howard Hanna's vehicle disrespected the ferry employee for no reason. After witnessing this type of conduct from Howard Hanna employee my wife and I decided to take our business elsewhere.
