Do NOT do business with Elizabeth Bond at Aces High Realty as a buyer nor a seller! She is very unethical and unprofessional. We put a full price offer with 4% sellers concessions and she would not even give us the time of day.

We saw the house Friday evening and absolutely loved it and put our offer in the next morning. Initially, she said they would get back to us Monday morning. Monday morning soon turned into Monday evening, then to Tuesday morning, and then pushed back again to Tuesday evening. Throughout this whole process, she would lie to us and gave my realtor little information. She oddly would say "when the other offers come in" too like she was just pushing us aside. She was rude to my realtor and would often only correspond with her via text instead of phone calls. She was honestly waiting to see if another offer would come in even though we told them we were more than happy to negotiate if they didn't like our initial offer because we really liked the house. We were about to walk when she said she had sent over a response to our realtor through email. We had to ask her to send it twice because the email didn't come through (if there even was one) to only be told by Elizabeth via text Wednesday morning that apparently all the email said was to push us back AGAIN for an answer Wednesday evening. At this point we were fuming. My realtor had to call this woman's broker and complain. Once our realtor did that, suddenly Elizabeth was more attentive and kept better contact with our realtor that Wednesday morning. But even then, the whole ordeal was still sketchy. She didn't even care that we were about to walk. That doesn't sound like a very good realtor who is willing to let a buyer walk away when they put in a full price offer. It sounds like she didn't educate her seller about the current market and she asked my realtor very naive questions for a realtor to be asking such as what exactly is sellers concessions and the sort. Also, Elizabeth pretty much told us if we really wanted it we should've put a "better offer". I'm sorry but how can a full price offer be any better? And the sellers concessions we decided on (that we were still willing to negotiate about if they had gotten back to us sooner) was only made because that's the market right now -- my lender and realtor both said almost every home sold in this area in the last 6 months has had sellers concessions.

By Wednesday around noon, we ended up walking out of the deal since we still weren't getting an answer and our offer expired by then anyways. In the end, it sounds like she delayed her response to our offer until it expired so she could make a deal with a friend or a family member.

We are first time buyers and Elizabeth Bond made my husband and I wait and worry for days to see if we would finally get a home to start our family. I'm writing this in hopes of protecting others from doing business with this woman. I don't know what her problem is, she's either incredibly inexperienced in real estate or she knows exactly what she's doing and is exceptionally unethical and greedy. Do NOT do business with her for your own sake.

Aces High Realty was the sellers agent for the home we purchased. We were very dissapointed in our interactions because the agent treated us like an opponent to be routed rather than a customer. Every request we made was treated like an inconvenience and required formal paperwork/hoops for us to jump through. Lender requirements were treated as foreign to them. They allowed the seller to give us false or inconcsistent information. At the end of the day it seemed They were hiding their inexperience & lack of knowledge behind paperwork & busywork.
They will not be the real estate company we will consider using if we ever need to buy or sell another property.
