We thought she was the owner in the beginning because of everything she does. She cares, she is very kind to everyone, her work ethic is by far the best. We have been operating a multifamily operation for over 16 years now. We have seen many changes within the rental market, including the need for professional representation. Back then we started with an ad in the "Little Nickle," and a sign out front. Today, as you are reading this, exposure has changed, competition for your vacancy comes from many different avenues, too many to list here, but it is primarily web based. What I like best about All County is that you can take pride and see development within your investment. You should know your property and capital improvements should be scheduled and planned for along with emergency issues, they happen, (Isn't it always plumbing!). You will find detailed accounting of all expenses and all tenants are treated fairly and equally. Our tenant laws are changing leaning towards the tenant at this time, but All County has a firm understanding of the Landlord Tennant Act. Doug and his team are very fair and operate a good operation, we have gone hand in hand in improving our tenant base, as well as continued major improvements and currently enjoy a low turnover as well as on time rent from the tenants. All County is a professional operation and they expect you as a owner that you will respond quickly to a concern and maintain a quality operation, this includes maintenance as well as safety for the other tenants.

I think you will enjoy the team at All County they have been a good partner, and yes I would choose them again.

Exact reasons as Linda.
My tenants complained that work did not get done. I took back management of the property and still awaiting for Doug's transfer of initial tenant deposit, contract and all. It has been over half a year now.
He called me a few months back said he was sick but these are two very different things. If he had put the tenants deposit separately from personal use there shouldn't be any delay in returning.
Hope to hear from him soon so we don't have to take further steps.
Update: Have heard back from Doug after this review. He has settled the balance.

I own a property near JBLM I had purchased when I was stationed there, and have been working with Doug for close to two years, now. I personally have had a really positive experience with everyone on the Evergreen team, Doug especially, since he is the person I communicate with the most. Anytime I have questions or concerns, Doug has always taken the time to patiently and throughly address them. He has always shown me that he cares about his clients and cares about the quality of service he provides, which stands out to me. I live out of state and sleep well at night knowing I have a quality individual managing my property. Thank you Doug and everyone at Evergreen!

I am writing this review from the perspective of a neighbor of one of All County Evergreen Property Management's duplexes. Based on the mismanagement I've witnessed of our neighboring property, I can state All County Evergreen Property Management appears to be Slumlords.
We live next to a duplex "managed" by All County. The lawn at the property has not been mowed for months. The garbage and recycling bins of the tenants have been sitting at the street for over a month. The side of the house was burned years ago by a tenant and the duplex has never been painted. Quite simply, this property looks horrible and is really not being "managed" by All County.
These concerns have been communicated to All County multiple times and complaints have been filed with the city in which this property is located. All County takes no action on these concerns.
All County Evergreen Property Management does not care about neighborhoods, community or simple, basic maintenance of their properties. I would highly discourage using this worthless Property Management company to rent from or "manage" your property.
Please see the attached pictures as evidence of the absolute lack of property "management" by All County Evergreen Property Management.

I stayed in bldg 8941 unit 2 and loved it!!! The condo was easy to maintain and very beautiful, I loved that my front door was private. Only down falls I had was the Neighbour's in unit 3 are super loud especially after 9pm until about 3am and they smoke so I could never open my windows.... and that the walls are paper thin if you're a light sleeper you'll hear the Neighbour's snore, the toilet flush, the furniture moving etc.... they also have about 4 cars and always double parked in my driveway....aside from the Neighbour issues I had a decent 6 months here

Property owners DO NOT USE THIS COMPANY. We hired Doug to manage our properties. We recently terminated his company as he consistently paid us our rents late (should not happen unless you are having cash flow problems) which was very concerning, made a lot of excuses for his staff, tried to put unqualified tenants in our units (people with low credit scores). Did not check on the properties until the day before they were ready to occupy but stated he did weekly inspections. They left lock boxes on homes months after the tenant occupied, did not check on repairs as promised, and properties stayed on the market for months.

Also when we receive estimate for remains they were very high for simple things.

Further, although promised to return all files, rents deposit by a specific date, he has not and we are missing rent from last month. This company is a owners nightmare RUN!
