We had an incredibly frustrating and disappointing experience with Borelli Real Estate Services in Los Banos, CA. From the start, it felt like we had to micromanage their team to ensure our property was marketed properly, including coming up with all the marketing incentive ideas ourselves. Instead of proactive service, we encountered poor communication, unprofessional behavior, and a lack of accountability.

Despite our clear instructions, important details like the virtual tour and move-in special offer were omitted from our rental listing. When we raised concerns, we received dismissive responses rather than solutions. We had to repeatedly follow up just to get basic tasks completed.

Borelli claims they worked diligently to market our property, but the reality is that we had to step in and take initiative to get things done. Renting a home while it is listed for sale does pose challenges, but it does not excuse failure to communicate, omission of agreed-upon marketing details, or overall lack of attentiveness. Their attempt to downplay our involvement is misleading—our requests were not unreasonable, they were necessary to compensate for their lack of initiative.

The claim that any clerical error in the lease agreement was "immediately corrected" is misleading. The incorrect banking information led to delayed rent payments from the tenant, causing unnecessary stress and inconvenience. A mistake of this nature should not have happened in the first place.

As for the tenant orientation, Borelli asserts that it was not included in their services. While it may not be a standard offering, past property management companies we’ve worked with always ensured the tenant had basic utilities functioning upon move-in. If this was not something they handled, they should have communicated that clearly instead of leaving the tenant without hot water and a working microwave for days. Moreover, their claim that the water heater issue was due to us shutting it off is false. If they had conducted any form of follow-up with the tenant, the situation could have been addressed much sooner.

Borelli’s response also attempts to reframe their staff’s unprofessional behavior as "disagreements" and claim that we were hostile. The reality is that one of their representatives hung up on us when we requested legally entitled information, and Larry Borelli himself defended this behavior rather than taking accountability. Professionalism should not be conditional; their staff should be expected to handle client concerns respectfully regardless of any disagreement.

Their accusation that we demanded a discount only after services were completed is also inaccurate. We raised concerns about their poor service multiple times throughout the process, and our request for a reasonable discount was made in light of the many issues we experienced. Rather than addressing the substance of our concerns, Borelli has chosen to dismiss them outright.

It is telling that instead of taking responsibility, Borelli’s response is filled with deflections and excuses. Their attempt to discredit our review only reinforces our experience with their dismissive and unaccountable approach to customer service.

If you’re looking for a real estate service that values professionalism, communication, and accountability, look elsewhere. Borelli Real Estate Services was a waste of time and money, and property owners should be wary of entrusting them with their investments.
