Sigh, just awful.
I was hoping these reviews were wrong but sadly they are spot on. Our condo association uses them, and if you want NOTHING to get done, this is the management company for you! We have a Broken Deck , peeling paint, nails protruding that all of my family have stepped on and ripped our feet on. So bad that I have had to put outside carpets on the deck. We have been told for years that they will be fixed. I was actually told by this company to FIX IT AND PAINT IT MYSELF and then send them the bill!!!!
Uhm.... that's NOT my job ! And not what I pay almost five hundred a month in condo fees. My tiny front garden went from lovely grass to dirt. and yes someone very nice came out and said all the right things.... and yet... nothing happens. My front steps have broken bricks and lets not talk about the pothole in the drive. They are also FABULOUS at passive aggressive emails! So do your own digging and when you are thinking about a CONDO... find out who the management company are!!!

Absolute garbage.
The whole family should be in jail for what they do to condo associations. They are liars, and cheats. They are finally being exposed for who they truly are due to what happened at Canterbury Association in North Providence.
If you feel as though you or your association are a victim of Franklin Square Management , F&F or Vista Management please contact the BBB as well as file a complaint with the attorney general's office in MA or RI depending on what state you are in.
The attorney General in RI is still heavily investigating Vista criminally.
They do not provide owners with financial information (as the bylaws require) you recieve a 1 page budget with no comparison to the prior year. You pay your condo fees but nothing truly ever gets fixed, your calls go unanswered. My personal favorite is never having an annual meetings to vote new board members in. Why? Ohh that's because the levey family most likely controls your condo board. Who owns Vista ,F&F and Frankling square? Ding ding ding the Leveys. Does it all make sense?

Please stay away, and go with a different property management company. Ohh and also Vista isn't even a registered agent in RI so they are technically breaking the law which I'm sure the AG has already uncovered that. ALSO neither Lauren or Larry are lisenced in RI to practice real estate, and by RI you have to in order to collect rent for other owners (which they do for some)

This management group is not responsive to emails or phone calls. My broker called several times to request a viewing and could not reach them. After many calls and emails, they finally scheduled a viewing. After viewing, I’ve spent the entire night putting together my rental materials and my broker emailed it to their them the next morning. But couple of days when I followed up, I was told my application was not received and the place was just rented to another applicant. However, my broker had send it over to the same email and we do have a record of their email exchanges. They had lied to me in my separate inquiry email that they have not receive my materials but in reality they never bothered forwarding my materials over to the landlord. This company has terrible communication and lacks professionalism. House search is tough and time consuming, I felt like my time and effort spent for this was a huge waste.

They do not have a constant notifications for condo owners. Their notifications are hand written on little note pads (with worse notes than my 10 year old grandson would write.) They also, apparently, do not have vendors under agreement to maintain the site, 24 hours/ day, during all inclement weather including days when you simply have ice in the morning. When “slip and falls” don’t even faze the trustees, don’t change the management company, the trustees are also inept!

Typical property management company. Taking as much money from home owners as possible and hiring the cheapest, less than professional people to perform inferior work. Always placing blame elsewhere and sometimes takes forever to respond to an issue / inquiry from a homeowner.

Larry is on top of things, has experience, and is very responsive.
The online system they use could be a bit more efficient, but is a third party vendor.

Zero stars!This is a company run and staffed by extremely inconsiderate and rude people. Over the last year in "managing" our property they've mismanaged budgets, asked for more money to help cover the budget crisis and neglected damaged structures. All without zero transparency or responsiveness to any inquiry. From Larry to Rick and now Lorraine these people do not give one inkling about your concerns or property and should never be trusted for anything.

They are either completely inept or scammers. It took nearly 2 months to have a common hallway bulb replaced. Any time an inquiry was sent to FSM about it the response was unrelated. (ie, When will the light be fixed? Response: Great, thanks!) In the end they sent an electrician that replaced the standard ~4 foot fluorescent fixture with a 1 foot diameter round fixture, so now it doesn't match anything. Additionally, the electrician left a mess of drywall dust, etc up and down the stairwell.

I can't even put into words how frustrating it is attempting to work with these people.
