BEWARE Renters AND Owners!!! And better yet RUN!!!! Especially if you have to work with Lorayne Rogers!!! Unfortunately, I rented a property managed by this company and the employee listed above for over 4 years while stationed at Travis Air Force Base. I found them to be uniformed, incompetent, and VERY dishonest. Most times I requested maintenance there were massive delays. In one instance 4 months (a third of the year!!!), and this only covers the issues that were actually addressed (many never were). I am a rather persistent individual (I did follow up on requests), and there was ALWAYS an excuse. For a long time, I believed them, until I spoke with the actual owner and discovered that we were being told two very different things. The only consistent thing, you guessed it, the source of the problem, Lorayne Rogers. This Kappel & Kappel employee was lying to BOTH of us. Immediately the "light bulb" above my head turned on, and I reflected on many previous conversations with her. Sure enough, I had been lied to more often than not. It was not EVERYONE else's fault things weren't getting done, it was Kappel & Kappel's. As a matter of fact, I discovered that Ms. Rogers was working twice as hard making excuses and trying to keeping up with her lies, than if she had just buckled down and done her job. Eventually I gave notice of intent to move out. Instead of informing me of my rights to a pre-moveout inspection (to inspect/discuss any possible damages), Kappel & Kappel emailed me several documents to sign, including one waiving my right to the inspection (thinking I wasn't going to read them). Of course, by now I had zero trust in this company, so I read EVERYTHING, refused to sign the waiver, and formally requested my pre-moveout inspection. I could go on, and on, and on, but the bottom line is this. Don't use Kappel and Kappel. If you are a renter you won't be taken care of. Your home should be your safe haven, and the stress of dealing with Kappel & Kappel will make that impossible. If you are an owner, your investment will not be properly managed and maintained costing you more in the long run. P.S. the owner of my home fired Ms. Rogers and (after a little law quoting) I got my full deposit back.
A couple of tips if you are already stuck with Kappel & Kappel as a tenant:
- Know your rights including: State of California CIVIL CODE Section 1950.5 (google it)
- Keep ALL your documentation, especially your move-in inspection, and refer to it at move-out time
- Communicate only by email to keep accurate records
- Read EVERYTHING they want you to sign before doing so. No one can FORCE you to sign anything
- Don't sign lease renewals until maintenance requests are completed.

I am very disturbed by your application process for potential renters. I believe that your requirement are a bit extreme when it comes to the application fee & credit score. This making it difficult for potential renters to qualify for homes. Your practices support the growing numbers of homelessness and should be reported to and evaluated by public affairs, the housing commission
& the renters board. It is also concerning that you charge $36.00 for the application fee in these unprecedented times prior to informing your potential client of the credit score requirements which you consider the dealbreaker. So that they can decide to pay the fee or not.
When fact you know that your not flexible when it comes to the score. Your main objective should be the income and the rental history there should be some flexibility regarding the score and the score should not be a dealbreaker, especially if it’s not extremely unreasonable!!!
& I will be filling a complaint with the rental board

Tried to rent from this company, but was advised by the person that sometimes the owners would like a double deposit in some if their properties.I did not view the property in question, and there was 2 that I was interested in.I make 3x's the amount if the rent.The properties are still available.Whether or not if she told the owners I applied,I'll never know.My money for the application was returned.She said that my credit score would be affected if she ran my credit.In their ads it doesn't specify credit score or the fact that a owner may request a double deposit which would be about 5500,plus 1st months rent.
If one had that type of money they could buy in stead of leaseing a property.
Both homes are very nice one for pet one no pets.
I am still looking but staying away from Kappell and Kappel.
She discouraged me about attempting to lease from them on these property.
When did she talk with the owner.I don't think she did.She made an assumption
about the owners.They may lose prospective renters for owners who really want someone who will rent and take good care of their property.
Very discouraged and hurtful with this agent .I guess it really doesn't matter if you make 3x the amount of 4x the amount.They discourage you starting they have to disclose all this info to prospective renters.
Never got a chance to be denied by owner Denied without reports being ran.

The service I received at Kappel &Kappel was A+. They were very professional and trust worthy. I felt as if they were trying to do the best for me and not just for the money. I have dealt with other property management companies before and some time I just walked away and said never again. I will always go back to Kappel & Kappel. Hong who is one of the agent there is the greatest. She is very professional and knowledgeable. Great person to deal with.

Please don’t waste your time applying to anything on their website. They will take your app $$ & stop caring after that. Lorayne Rogers is very unprofessional & isn’t a good look for the company at all.
