MESA Management isn't providing "affordable housing"--they're running a money-making scheme at the expense of low-income residents at Palm Island, Fountain Valley, CA. If you're elderly, disabled, or just looking for a decent place to live, run in the opposite direction.

The majority of PIA residents are Vietnamese low-income seniors who don't speak English. They don't ask questions, they don't protest, and they certainly don't write public complaints--making them the ideal financial tools for MESA's Spanish-speaking management to manipulate with impunity.

It's no wonder that you won't find negative reviews about Palm Island Senior Apartments online - this company operates like a well-oiled machine, keeping their tenants disempowered, isolated, and afraid.

Most of these seniors are stuffed into tiny studio apartments, but guess what? Their rent is calculated as if they're living in one-bedroom units--because it's all paid for by government subsidies. MESA funnels taxpayer money into their pockets while offering the bare minimum living conditions.

And don't think the property owner is clueless about this scam. Oh no -his contact information is deliberately hidden, his identity shielded, so that tenants can't file complaints or hold anyone accountable. This is by design.

Your life here? Expect filth, neglect, and gaslighting!

Infestations? Get used to cockroaches, bedbugs, and rodents-because they're permanent residents. Mold? Leaks? Flooded floors? That's just part of the "charm." The pipes are so ancient that sewage leaks through the ceilings, but hey, if you complain, you're the problem.

Fire alarms at 2 AM? Expect false alarms twice a week, forcing elderly and disabled tenants outside in their pajamas. And no, they won't apologize.

MESA loves putting on a show for their donors--showcasing social events with alcohol and "community engagement activities" to create the illusion of care. In reality, it's a cover-up for their neglect and a way to keep the donations rolling in.

Oh, but look at the amenities! A saltwater pool, a gym, and beautiful green lawns--which, by the way, double as dog toilets, because management doesn't care about enforcing any rules.

Thinking of using the on-site laundry rooms? Good luck! Unless you have a credit card, you'll be washing your clothes by hand. And even if you do, be prepared for the machine to reject your card multiple times before you can finally start a cycle.

If you value your health and want to drink clean water, get ready to haul gallons of it up to the third floor, because the elevators are constantly breaking down across all buildings.

Love fresh air? Too bad, you're stuck with a noisy, malfunctioning AC. The central air conditioning rumbles like an earthquake, barely works, and - surprise! - that's your problem, not theirs.

Here at MESA, incompetence is an art form. Whatever goes wrong, management has a pre-packaged excuse for everything.

And if you've had enough of their excuses and want to break your lease? Get ready to pay TWO extra months of rent as a penalty.

DON'T fall for their lies. DON'T move in here!

Don't be fooled by the glossy brochures. Behind the fake smiles and empty promises is a management team that doesn't care about you--only their bottom line.

MESA Management - a nightmare disguised as "Affordable Housing" at Palm Island, Fountain Valley, CA, where the only thing that works flawlessly is their ability to exploit tenants, silence complaints, and milk government subsidies.

On-site Manager Leana Anderson at Piccadilly Sq. Fullerton seemed professional, kind and able to handle this problematic property. Latest concern regarding over-due registrations (suddenly) seems to have brought out the worst in her lack of empathy, equality, professionalism. Since Monday she has chosen a 66 yr old to lash out her obvious brutal demeanor. My Lexus is 5 mos past due. She told me to remove my car or else it would be towed. Here is the problem: 20 cars have up to 2 years past due. I have pictures. Noone has been threatened, harassed. bullied at all. I want to know why she has chosen me to victimize. I am filing a complaint of elder abuse by this woman.

The lady who had an open house scheduled it for when there was street sweeping. Multiple people got parking tickets from parking on the street for less than 10 minutes just to look at the apartment. How about don’t schedule an open house during street sweeping? Or how about warn people before they drive all the way to the property to not park on the street? It’s not that hard to be considerate of people looking to move in.
