To everyone on here, giving a bad review, I completely agree with you. I will keep this short. I will try it to get in touch with you as I’m also looking for future litigation as I believe that Steward property services does bully and continues to make every decision that will result in a Fine or a penalty and not once have they tried to professionally help with the problem. They are not solution oriented.. They seem to just hide behind cited law and continue to save this response to every question I’ve asked. Of them. “ We just are upholding the rules or the laws”. I will suggest to anybody who wants to have a smooth, running HOA but they do a lot of research Before hiring any company. I can’t begin to tell you how sad and I am by the interaction that I’ve had With this company given their lack of ability to look at something logically Versus just sending out fines and penalties Marc C please attempt to get in touch with me. With what I believe to be fraudulent business practices I’m very reluctant to leave my name on this post for fear of future retribution from Steward property services

When I read some of these negative comments most of you don't know how an HOA works? The Management (Steward properties) is hired by your HOA, you know the one all of you Owners are supposed to vote for to make those decisions. You all have CC&R's that have to be followed and that means everyone regardless if you like them or not. Stop blaming the Management co. Go to a board meeting find out how it works, better yet get on your Board and see how long things take and what procedures need to be followed. Were dues taken out when you sold your place well that is because you owed monies and talk to the bank. Accusing anyone of bribes you are walking a thin line with slander and false accusations and to publicly accuse anyone is a lawsuit waiting to happen. If things need to be fixed find out who is responsible you or the HOA. The HOA is all of the homeowners as everyone pays the same dues. There are very few that VOLUNTEER their time to be on the HOA board to follow what CC&R's are in place. Steward properties has been a godsend for us they have a huge list of vendors, find multiple bids from contractors, plumbers, landscaping, tree service etc. HOA Board volunteers have to go through a Reserve study trying to keep costs done. You know when people dump their furniture or damage the property this comes out of your dues which are supposed to pay your consistent bills. When you all complain about the dues remember all these things add up where do you think the funds come from and why they need to be raised. The HOA has to pay the same price hikes also you know Water, garbage etc. Again if you don't take the time to understand what is in place then that is your fault and stop blaming a Management company unless they are very incompetent. We have Susan Wallen and she is fantastic. We had another Management co in the past and they lacked confidentiality, used a Real estate lawyer for our CC&R's, had a horrible accounting system and lacked any professionalism. Steward properties constantly is in training for new laws and their accounting is top notch. Errors can happen we are all human but we wouldn't go anywhere else. We have been using them for years now.

I received a "gentle reminder" of request for compliance, which was not even specific and CITED NO HOA CODE - which of course is not even the law and I'd be very interested to see if a lawyer finds discrepancies where they overstep. It is not surprising to find this low rating both on Google and sites that rate HOAs. I won't spend a lot of time on it as of now but will be looking for legal counsel that specializes in such matters. To be fair maybe they are just the messenger kicking out the form letter quoting what Parkhaven HOA in Novato are saying, but how do you miss something so basic as citing the grounds to request action?

Adding to my horrible experience with this place. We sold our house and are still being charged on our account for HOA dues for time we haven't lived there. Our house sold and our mortgage was paid off, but the HOA info is yet to be paid out even though it is reflected on our paperwork from the title company that everything was paid in full. These people are crooks, stay far away and make sure you don't buy a house with this HOA. Called a left a message, but not expecting to hear back from these people in any sort of timely manner since it took 5 months the first time I tried getting anything done with them. I hope nobody here is earning a salary at this joke of a company because not one person does their job.

Coming up on 5 months of waiting to hear back about a proposal to landscape our front yard. Talked to Mark a month ago to follow up on our request to landscape our front yard and he told me the board did approve it and that he would send out the letter that day or the next day, still have not received anything. Followed up again today to check on the status and apparently he is now going to send it out after a month of sitting on it. I should be put on the payroll there for the amount of times I have had to follow up on things you all should have been keeping tabs on, that's a basic task of any job. Not holding my breath on getting this, coming up on a year living here without being able to landscape the yard. It's also hilarious that every 5 star review on this company on yelp begins with "As a board member of my HOA". Seems like you're bribing your board members to leave 5 star reviews on your awful company, how sad.

I always thought so negatively of HOAs in general, but now that I finally have one, which I was dreading, I have been nothing but THRILLED with the experience. This management company has been on top of everything and Brenda has been extremely responsive and helpful every time I've had any issue or inquiry. I highly recommend this company to any HOA looking for management. They are professional, responsive, and execute on behalf of their communities like no other. Compared to the horror stories I hear from friends who have different HOA management companies, I feel as though we really hit the jackpot here in Quarry Heights in Petaluma.

We are a landscaping company that services many of the properties managed by Steward Property Services. Carolyn and Celeste are two of the nicest, most professional managers we have ever worked with. They communicate regularly with us, giving us requests from residents to repair or improve various areas of your properties.
Reading many of the negative reviews here, I have to criticize many of them!! Please take the time to find out more before throwing criticisms around. The residents don’t realize that it’s their Board of Directors who might be the ones lagging on approving some of the requests, for a whole variety of reasons. And this being a drought year with emergency water and landscaping restrictions, many cities aren’t allowing re-landscaping or new plantings.
Please talk to your Board of Directors to keep informed.

After going through three other management companies within 5 years, we are relieved and happy that we found Steward. From an HOA Board's perspective, Steward is "by the books" and steers us firmly in the best direction to protect our community. We never have to wait more than a day for an email or phone response--which was a major issue at previous firms. The best part is their financial management and financial reports are A+.
