This management company, TMT, does not consistently respond to homeowners who email them, especially when the homeowners raise issues that require some effort to address. In my book, a lack of communication and transparency equals an automatic failure. You can't work with people who refuse to communicate.

I live at the Provence townhomes in Natomas and boy has the neighborhood changed. It's truly ghetto. The trash cans are left outside, broken glass in the street, and my main pain point, neighbors double parking in front of their garages in alley ways which blocks my entrance and exit. I have a smart car and on a number of occasions I could not leave because my car just stops. I have contacted Garret Satfield for help, wrote a formal complaint and have not received a response or posted changes. I called 311, and the tow company listed and was told they couldn't tow a car blocking my garage because it's not painted red. So it sounds like they want a lawsuit. I have explained several times I have a family member that may need to go to the hospital and if I can't get out of my garage ...could be tragic. Why aren't the alleyways posted and painted red for the stupid people getting away with this? Something needs to be done. My next door neighbor has parked his large white truck outside all week and nothing has been done. The security here is a joke. Why isn't security ticketing and towing these cars Why haven't I received a follow up email or phone callyour HOA has created a slum.
Update* finally got a response from an UNRESPONSIVE company a month later.. And they are requesting that I CONTINUE TO CALL AND EMAIL? You are right, if people that I live by desire to be good people, then they will. I cannot wait to move!!! Your undesirables can have this place.

The Management Trust of Northern California are CROOKS! They claim I am delinquent on my account but will not provide any statements or information. They say all communication must go through their Attorney. This dishonest Attorney would not communicate or provide me any information either! This has gone on for the last year! I have never seen anything like this before in my life. The left hand does not know what the right hand is doing, and neither will do anything. Their goal is to continue to charge me more in fees and assessments. At this point I must hire an Attorney to litigate since I do not know what else to do.
STAY AWAY FROM THE MANAGEMENT TRUST! THEY ARE DISHONEST AND REALLY NEED TO GET PUT OUT OF BUSINESS!!

This company is so far from caring about anyone but themselves. Garret Satfield does not follow through with what he says he is going to do either. Nobody ever follows through and we constantly have issue after issue within our community here in Natomas at Provence.
1. We pay a lot of money for our HOA’s and yet it is as if we live in a very bad part of town. Trash is all over the place.
2. Some residents have broken windows on their homes and even have broken garage doors and keep in mind this is a brand new subdivision.
3. We are not suppose to have our garbage cans left out side of our garage, yet a lot of residents do keep their cans outside of there garage, and even after garbage day, some residents just leave their cans out side on the curb all week. Again, Management Trust does not follow through with anything.
4. My wife and daughter have been chased down by homeless people on the property at least 2 different times already. Homeless people are always here going through the trash and leave a mess everywhere when they are done!
If someone was to talk to any resident here, they would all agree that Management Trust does nothing for us nor do they care.
5. We all have tried to reach out to Garret and Peter but never receive calls backs nor replies to our emails.
It truly is so sad yet they show reviews saying they are 4 + STARS. These must be paid for or bribed reviews…. Stay clear and do not move here!
6. Not enough adequate parking spots per housing units!
So many more bad things to add, just don’t have the time to get into all of this.

A terrible management and pigeons killer. I live in Artisan Square condominium complex. We, residents of this community are dealing with this management for almost 4 years.We pay a high monthly payment but none of the community problems have been addressed efficiently. Meeting after meeting without any actual results. Thanks to their weak management, our community has turned to a lawless community following the rules of jungle. You could call it a ghetto community or Trashy Square now.
Maintenance of the community so basic and insufficient
that after the 4 years of their management we have just started to deal with roaches, rodents, lots of spiders , ants in our garages and around the community. Our Buildings,shurbs and trees are covered with spider nets. Dirty winows in second and third floors. All types of trashes could be seen between the bushes and in public areas. Damaged, Unhealthy lawns and trees around the community. We lost several 14-17 years old trees in the community which died due to mismanagement and careless landscaping company. People living in neighborhood, use our pool as a public pool and management has no control over it . They bring their animals, drugs and drinks to the pool area, make a mess, throwing the pool furnitures in to the pool!
People leave trash cans outside in heat against the rules and regulations of the community which has been approved 17 years ago and followed by the residents since then until now that we are dealing with Management Trust company. Those bins outside attract all kind of bugs and roaches, because the management does not have the power to force the rules and regulations of the community. Management blames it on board and the board is being controlled based on one selfish member’s interest who wants the trash/recycling/organic bins outside his garage.
Commercial trucks and vehicles are parked inside the community and in guest parking areas. Residents park their cars outside while they are supposed to use their garages based on our community rules.
There are several construction issues needed to be repaired, but after couple of years, still not completed.
In short this management has no power over the community rules and needs, except collecting a good amount of money every month and wasting it instead of fixing things.
And about killing pigeons; Management Trust is excellent in this category! Instead of asking residents to use some mesh around their solar panels, or installing sticks, etc. they would hire irresponsible trapping vendors to trap the birds and pigeons, leave them several days in cage and in heat with no water and sufficient amount of food, so the bird gets cooked and die in cage just in order to keep the solar panels and someone’s patio furniture clean and free of bird poos. Our Children have been watching this obvious sample of animal cruelty through their bedroom windows! for a while now, just because some people are too cheap to spend some money out of their own pockets, cover the panels and of course the management trust is too weak to ask them to do the right thing and stop torturing innocent pigeons.
By the way, this community is located in NORTH NATOMAS.
Please to not make the same mistake that we made by hiring this company as your management company. You will regret that like we do now.

My experience with Management Trust has been wonderful so far. I'm doing a front yard turf/landscape project and have had many questions. Though the project hasn't started yet, I get very quick answers to my questions which is really helping in making some decisions in my landscape project. We live in a 55+ community in Roseville. The community has been asking for
1. 10 months the 3 gates do not work. All we get from GS is we switched vendors and things will get better or we are working on it with no due date. We are already dealing with kids coming in a removing or destroying property.
2. Lights in the park have been out for 4 weeks. Lights down our street are also out . At night cannot see you own shoes. This is a huge saftey issue. I asked GS and all we we get working on it. Asked for a due date, we get soon.
We need a advocate for this community not someone that is not motivated to solve the issues or tells us what is going on. Need a solution and resolution asap
