We started our search for a home back in 2021. We missed an opportunity to buy when interest rates were super low and were determined to make something happen in 2025. At least that's what we thought...

Lo' and behold, we were seeing some affordable prices with a decent rate for the time(Feb 2024). Looking at the mid-800s with 7% interest, we thought, "Okay, let's look and let's talk to the RIGHT people." This was the kind of mindset that led us to working with Tamer over something like a new builder or a Federal Credit Union.

Doing the math ourselves, we thought those numbers would be a push, but doable. Being self-employed is always harder when buying since we aren’t cookie-cutter W-2 employees. It seemed like we were up for a long and complicated road to buying our second home. Then, this is when the stars started to align.

Our real estate agent, Mena Shenouda (also amazing), recommended Tamer from THC Mortgage to us. My husband jumped on the phone with him and let him know that it was not only wise to buy now if we could, but WHY. With Tamer, we always got an unbiased bit of advice, with a solid explanation. We always felt more educated after a call with him.

Tamer is a seasoned vet in the loan officer game, but he never needed to say that. We simply observed it in his mannerisms, his knowledge, and kindness. He knew all about how we could use our business for any funds, and that getting our pre-approval letter would not be an issue with what he heard over the phone. We observed him hustling for each call, request, and question we had. It felt so easy. Gone were the days of dropping everything to send another document or form again and again.

We felt that Tamer understood us and our goals as entrepreneurs who wanted to be creative and strategic with our money within the rules that CA plays by. Take the down payment for example. We always thought that it was 20% no matter what. We ended up going with something like 15% because it didn’t affect our monthly payment as much as we thought and PMI also wasn’t that bad if we were just going to pay it down after we refinance later...etc etc. It’ll be different for everyone’s situation, but these were the type of fast-thinking approaches to strategy that we observed in Tamer, always quickly breaking down the math and backing up everything he said with facts and logic.

He was always responsive to our calls, which we really appreciated. We are not dawdlers. Since this was our 2nd time around, we were always ready for some redundancy, miscommunication, or rush to do this or that. It really never felt that way. It was actually easy. We were learning so much, and we were looking forward to every step instead of feeling stressed.

On the day of closing/signing, we finally met in person, and he was exactly who we’d been talking to on the phone: professional, kind, an expert, and an advocate for us. If it was in his power to do so, he always made the effort.

P.S. Also, this is just from me (the wife): thank you for convincing my husband to buy when you did. As you said, everything went up by 100K the very next week after we put a deposit on the house we loved. Now our dinner conversations will finally not be about “when should we buy?” lol.
